Showing is an essential step in selling a condo. This will let buyers see the property and assess its condition. A lot of buyers make their buying decisions while inside the home for sale. A good showing should help buyers decide towards making the purchase. This is also tricky because buyers rarely allow a second chance after their first impression. Preparation is key. Here five steps on how to prepare for a successful condo showing:
- Clean and Declutter
Start preparing for the showing by cleaning your condo. A thorough clean-up is necessary. Scrub the floors, wash the bathroom, change curtains, take the carpets to the cleaner and except for a few select items empty closets, cabinets and pantries. Change bed sheets and bathroom towels. Remove kitchen clutter, wash the dishes and take out the trash. Lastly, remove all personal stuff from the condo.
2. Make all the necessary repairs
Fix all little problems and repair all signs of usage. Change old lightbulbs, grubby fittings and fixtures, cracked or broken window panes and door handles. Add a fresh coat of paint, choose a neutral shade. Have the plumbers in to fix dripping faucets and address that funny sound when you flush the toilet. Fix or change all defective appliances.
3. Air and ambience matter
Freshen up the indoor air of your condo to sell. Over the period of living in it, you might have gone immune to the odours and smells of your home. But anything off will be strong to your visitors. To rectify the problem, start by airing all the rooms. Then remove everything that is causing the bad smell – pets, food, dirty clothing, carpet and curtains. On the day of the showing, add pleasant homey smells like freshly baked bread or muffins, citrus and other fruity scents or a bunch of fragrant blooms.
4. Stage the rooms
A staged home sell faster than an empty one. Staging aids buyers to connect with the home. Showing them how they can occupy their new space will give them better ideas on how they will live there. Stage every room exactly how it is used. If you’re marketing two bedrooms and has been using the second one as your home office, it is time to turn that room back into a bedroom.
5. Let your condo realtor do the showing
Your job is to get your condo to sell clean and ready. Let your condo realtor handle the showing. Owners showing or present during the showing creates tension and awkwardness on the part of the buyers. They won’t be able to freely discuss defects of issues in front of the owner and not addressing issues mean no sale.
